You don’t want to be in a position where you’re wondering if something has broken in the unit, and whether or not that will be communicated correctly (and in a timely manner) by the tenant.Other things to make note of if they’re already a resident of your property:the tenant is consistently late with rent payments or making excuses as for why rent was received late (even if they communicate a lot, if they’re always telling you rent might be late, that can put a damper on any plans you might have around paying your own bills, or taking care of your own financial obligations).non-payment of rentletting other guests stay for extended periods of time without approvala bit more obvious, but clear violations of the lease with no regard for the repercussions.not communicating about things that need to be fixed before they become bigger issues (ie. broken bathroom fan - and rather than communicating that it happened, it remains broken; possibly leads to mold issues as the tenant continues to take hot showers).Again, some of these are very general, but if the person does not come across as being too responsible, then chances are you may run into other issues with them down the line.

However, it requires them taking out a loan and will extend their timeline for getting out of the house, which obviously results in added costs for continuing to pay the mortgage, insurance, utilities, etc.

Options might include:1) Finding a money partner (jv)2) Private money loan (friend, family, etc.)3) Portfolio lender might use your primary home you are moving out of as cross collateral for the multi which would eliminate your need for cash altogether4) Extend escrow on the multi and list your home asap slightly under market for quick close if your market is hot, you can live with not holding it long term and enjoy the capital gains exclusion.

I have not heard about using private lending for an extended period of time.I'm a recent college grad with about 20k in debt right now and looking to analyze properties in search of a good deal for the future when I do pay my students loans off.

If the waste stack were where you have indicated it is, in the current bathroom layout the 3-inch outlet coming from the toilet would have to go through four joists or extend under the bathroom.
