As a society we are about to eliminate the need for drivers, loaders, and warehouse personnel.

I agree with others, most of the facebook marketplace people are just shopping around, but you should schedule a group showing to eliminate most people and not rely on anyone showing up at a particular time. 

Today a city gov agency is recommending that the rent control exemption for owner occupied duplexes and triplexes be eliminated....And they want to implement this retroactively to November 6 2018 the date of the elections/ voting. 

You can self-manage or hire a property manager (I know a good one :)), use of a property manager will eliminate most headaches.

The peace of mind that will come with eliminating that debt is priceless.

I don't think the ozone machine will work totally until you eliminate the main source of the smell.On the kitchen smell, have you cleaned the underside of the range hood, and taken out the fan filter and ran it through the dishwasher?  

Your screening process is your defense mechanism, every step should be designed to eliminate.

As a former property manager of several apartment buildings in NYC, In my opinion & please correct me if I'm wrong guys, you just can't eliminate a variable of the equation & think you're making a well informed decision.  

I don't have a vetting process in place yet; my real estate mentor told me to send applicants to him, and he subscribes to a service that determines whether applicants are qualified or not based on the numbers; I think this is supposed to reduce liability for discrimination, but I don't see how that would eliminate future nightmare tenants like this one.Brian - appreciate the recommendation.

One will never completely eliminate the movement of gravel when plowing, but that method seems to help a lot.
