Let me put it this way: I'm a lover, not a fighter...Now - bringing in private money into a deal like this can potentially take 3 paths:1.

. - only one tenant provided us a copy of their lease contract (which says about "no pet policy") but the other two tenants refused to provide us a copy of their lease contract- one of those two tenants has her dog living with her but i cant really say if her contract says anything about a pet policy. - i can only guess it's not permitted but cant confirm.- but i do see that pet is not permitted for the other tenant.

I let a guy move in with a 2 dogs and he kept adopting all kinds of animals and ended up with about 30 before I knew it.

I'm still suffering from a tenant who had dogs.

Be strict about removing dog poop from the back yard, though.

I recently bird-dogged a deal for a guy, and we did my bird-dog fee as a commission (ran it through the brokerage).

Also, these investors seem to willingly give info on the "hot areas" and other useful information when you mention "bird dogging" to them so seems like a win-win situation?
