Title is clean.

Escrow/title company will pay off their lender when the transaction closes. 

I recommend reading Brandon Turner's 'book on investing in real estate with no and low money down' (jeez longest title ever).

To address some of what you said: as the title says, I've been on BP for quite some time, I just never spoke up.

Sell is on my records sheet as warranty deed owner with no mortgage if that helps at all Of course we will to title and all the other basics, I am referring assessing the properties sellability.

Another thing is to connect your clients with top notch professionals in the industry like title, escrow, attorneys that can add value to there business.

In NJ, I did most of the title research online myself via public resources, and had a pretty good system built up, and successfully flipped 6 to 8 houses last year.

Hi BP users,Can anyone recommend a Title agency in the Trenton/ Mercer County area that has experience with and welcomes wholesalers.

If that's the case, then when a contract is signed, your attorney or title company would submit the contract info here to be recorded for public/government record keeping,  essentially making the transaction legal and binding in the eyes of Uncle Sam.I could totally be wrong, as I'm not familiar with NYC RE, but if I were a betting man I'd say this is probably pretty close.
