Hi Jon I agree, after seeing some of these $1,000 houses, I'm not sure I would feel safe in these areas, or for that matter would want to live in a damaged / dated property.

Flood damage can be difficult for anyone, but far more so for those that are already impoverished.

That is not hapening at the moment, as valuations are too high considering the damage in the economy in the next 12 months.

That having been said, fire damage is my area of expertise because I own a fire damage restoration company and flip fire damage properties.

It may save you time, but what if they damage something? 

Sediment can be especially damaging to gas water heaters.

We require potential tenants to have a DL and credit card on file - just incase there is damage to the house.  

We have kind of “flipped” 3 houses the past 2 years that we lived in and done some work to ourselves and now we have found our “forever home” that I will do a full remodel on room by room.We have already got under contract on a 1,100sq ft 3 bed 1 bath house right in front of our new home that once we get in there and see the damage done by previous tenant it may be worth our while to tear down and build a duplex.. still undecided..

It is cheaper than a mini-split and you don't have an outside unit sitting there to get damaged.
