The info isn't bad, and I've personally invested a lot in many of those, cause I always get something, however, much of the info is fragmented leaving you having trouble with the next step.

In my area, there are several well established GYs with nice homes nearby, there is no external obsolescence caused or implied by a cemetery they are well maintained, nice areas.

When i had a similar problem, there was no sign of whether something improper was flushed that caused the backup or which tenant did it (and there were at least 3 tenants that could have caused the issue).

Just make sure you expect to have hail damage, new carpet, damaged appliances, plumbing problems, fires, and hurricanes.

going through the courses and spending the money is brain damage, but if you can afford the time and the association dues (everything about NAR and being a realtor all comes down to paying dues) and you're serious about doing this for yourself and you're smart about it, having access to more information than the general public will give you a competitive edge.However, very few things will ever beat good'ol fashion hustle.
