I can definitely tell you there's still a lot of positive cash flowing and 1% rule deals and you get amazing appreciation.

It's more so they find a company who has flipped a home and match that company with a buyer they have created then the refer that buyer to a property management company as well.

I own 93 acres with a fully stocked, private large pond/small lake in a coveted area of the Triangle in NC where you can't find this much acreage available, and I would like to know the best way to partner with a development company or other organization to create a high end, beautiful community on this site. 

It extends the amount of time you are losing money, it creates more opportunities for confusion or conflict, and you may still get to the point your tenant can't afford the rent and will have to leave.
