Hi Charles,I disagree with you about a 2% annual growth in revenue and a 2% annual growth in expenses would result in no change to the NOI.Lets say annual revenue is $10,000, and annual expenses are $5,000 (for easier math). 

I know there are self rental rules but having two other individuals with formal rental agreements would that change anything?

Typical repairs include: touch up paint, carpet cleaning, light bulb and filter changes etc.

(for what its worth, you can still get a 75% LTV loan at time of purchase)  Does anyone know if this rule was just changed?
