@Keith Nelson - that what is so appealing to me about Raleigh - 1% deals but with a pro-business, low tax area with a great climate the appreciation potential seems great.

It seems that installing a tub is couple of days work including putting a frame and filling-in with the concrete in side the frame and tiling on the outside.Do you see a value of the bath tub or does it change the appeal of the bathroom to the buyers ?

@Arger Gibson, most people find their first bit of private money by approaching their network (friends of friends, family, acquaintances etc) and offering a solid rate of return on their money that is backed by a first or second lien against the property making the deal appealing to high net worth individuals.

Don't count on the seller to do your figuring, that'll make you very poor, very quickly.)The suggestions to insist upon the schedule E or the tax returns are interesting- most investors can figure out what a building needs(in terms of capex and operating expenses) and what the rents and vacancy rate should be(as those are functions of area, the economy, curb appeal, management skill, and so on,) so if I were selling a 10 unit and a buyer insisted upon my seeing any part of my tax return, I'd consider that buyer to be an irritant and I'd find one who was capable of doing their own proper due diligence.
