Suggest you use  some of your cash to advertise aggressively to find buyers.

I currently live in a third world country and own a outsourcing business where we telemarket & provide customer support to companies based out of US, UK & Australia.

Often times we see low down payments and inadequate underwriting which means lower income borrowers and borrowers who do not possess the means to support owning the property including on-going maintenance and other liabilities.

So I might be in for $12000 after advertising, lot rent, and 2016 taxes (assuming I sell before Feb 1st). 

That's why we'll continue to support and improve both at BiggerPockets - because for different people and situations, the mobile app is preferable, whereas for others, the mobile web site might fit into their workflow better.

Another rental I didn't raise the rent for their renewal because that local market in and of itself would not support it.
