I was in his office one day trying to lock up a timber track he had.. and his office was full of Turkeys  he gave away a turkey to all his tenants they just had to pop by the office to pick it up.. but knowing what a thankless job PM is and managing tenants in general is..

@Ty FrankelIt seems in L.A a lot of smaller multis are owned by mom and pop owners and just put up signs or list on Craigslist etc or get tenants word of mouth Vacancy is very low in L.A .

It will crack some more , and possibly pop up .  

If you get a regular Warranty deed, the typical seller fixing something that pops up later is a long shot anyway.

For Sale signs are popping up like dandelions ...My folks slept on a hide-a-bed in the living room even for a time after they became empty nesters.

I, for instance, am very much a local investor, which is the traditional way of mom and pop DIY landlording, which is the kind of real estate investing that I have chosen to do.

I even do a Google search sometimes to see if a news article or something pops up.I don't dig this deep on everyone but it's something I reserve for the applicants that seem questionable or if I have a gut feeling they're hiding something.

That way when repairs pop up there are simpler answers because they are expected and more frequent.

Every once in a while we see these pop up in Westminster.
