I believe the bottom line, in my opinion, is that a LLC is not necessary or needed with adequate insurance and responsible land lording.A LLC will not protect irresponsible investors.

Once you have a larger portfolio I would move towards having in house help that would be responsible for it.In your case I would lean towards DIY, unless it is a difficult job (maybe you don't have the proper tools, etc.) or a job that requires it be done immediately.

Don't waste the time, just serve the 60 day notice and if they are still there after 61 days, have an attorney file an unlawful detainer suit against the tenant.Thanks to you and others for your responses.
