I foresee a a lot of flack during the conversation to get rid of the dog.Either way i'd say honestly communicate the situation to your tenant high level, if and then proceed to 30 day notice then go from there.

After 3 days, you can initiate eviction proceedings, however, in my opinion it is worth the $144 to have the attorney handle it.

I make no claims of being able to provide legal council to you in this or any other matter but those kind of "catch all" and broad statements can be enough to deter the average jerk tenant from thinking they will win in court and can at least constitute grounds for eviction proceedings.

The question is with the sale proceeds I receive for the 50% sale of the interest in the property can I do a 1031 tax exchange and purchase another investment property and how can i go about doing this, if possible or is there another solution.
