The usual risks are associated with this, I'd say real estate in the area is fairly hot right now, so I could possibly be purchasing at a premium compared to what it might fetch in 3 years if there is a market down turn in the area.

Another caution area is that association because it is a condo.

Make sure to include all costs associated with having to go through this ordeal.

I know agents who spend upwards of $10k a month purely on marketing, not including association fees, mls dues, etc.If you are competitive, driven, and willing to put in the time, hustle-you will be fine.

Take the risk associated with getting a loan, incurring costs to hopefully make a profit form flipping or buy and hold, orLoan your money, earning 6% - 10%, with real estate as collateral. 

Do not even charge the security deposit because the rules/requirements and penalties associated with it is so damaging (treble damages).

If you're worried about the cost associated with it, either you are being short sighted or the deal doesn't work if you can't afford the $2500-5000  Just my thoughts. 

Anybody have a case study of a situation of a similar situation where a substantial number of homes were damaged due to flood or natural disaster and the associated real estate market reaction?
