We did 25% down when we bought it and we are currently living in this house together.

Instead, we are putting this out, with proper contingencies (inspection, appraisal, financing, etc.) to give confidence to the seller that you intend to buy at your stated terms, barring any unexpected hurdles covered by your contingencies--which can ethically be negotiated should they arise. 

Hey All,We are novice investors who have flipped 2 houses but want to get into rentals.

I guess that's the kind of market we are in right now.

We are seeing vacancy rates of around 3%. 

Our attorney explained that although we are profiting a small amount as the contractor, we are also members of the LLC, and will be essentially in charge of running the whole operation and should be compensated accordingly. 

Is there a way to simply buy the house from our LLC like we are a real buyer?  

We are currently planning to sell a Houston property since we are moving to Nashville, but considering keeping it to rent out.

If it is under the house the structure engineers wearing white shirts and ties who worked in the air conditioned office aren't interested crawled under the house.

We are close to being able to rent out the top floor (disabled step daughter had the bottom floor).
