I'm confident that some of what I'm looking at are good deals that would work out, but I need to be equally as confident in my plan to make it work before moving forward. 

This may or may not be of interest to you, but from a numbers standpoint, here's what I'm going for:1) Find 123 Main St property, and contact the owner about carrying the note (if they've got the property free and clear)2) Run my numbers based on current rents, who's paying utilities, tax, ins, etc etc.  3) Workout some arragement whereby I put down $10k-$15k (from my experience so far, in seller financing situations, the seller isn't hurting for money, and will be open to accepting a down payment less than 20% of the agreed upon price.  

Hey @Eric Johnson, I work out of Echo Park. as Alex said above, many "deals" get bid up in East LA as it's very competitive. 

I am also not afraid of some leg work/homework- in a perfect world it could turn into a mentorship where we could both benefit, but no pressure.Please reach out on BP, hopefully we could meet at Starbucks to see if this opportunity would work out for both of us.

Find a collections attorney and work out a deal where they'll keep a portion of what they recover.  

How do you let down the seller if the numbers don't work out. 

So get a larger new place and work out a 50-50 split or equitable arrangement on depreciation, cash flow, maintenance, etc.

The areas around these parts are all closely linked to the I-10 which provides a fast route into the city where most of the people will work out of.
