@Minh Le Unfortunately, I will be unable to attend the meeting today - quite a few things have come up that I need to attend to today.

I just looked at it today, it has a solid floor, new siding, new roof, and most of the windows are new, including a new front door. the lot rent is $430 it includes water, sower, and trash.

Although BR proper, is not growing nearly as fast as the surrounding suburbs, it's still growing.

It will work, but not today and not tomorrow.

I received a tip from an agent friend that knew it was coming to market, so I ran my numbers, prepared my cash offer with no DD and a fast closing, EM, and POFs, and submitted it the day it listed (yes, I had to pull my MIL's $$ a precious week early to do this).

The tenant screening portion is through RentPrep (which we love) and is FAST.  

I finally made him let me stay till 1 oclock today, he is still saying if i dont get out , he will bring the police. there are no grounds for eviction , and the lease isnt up till july , what should i do ?

My concern is how they are producing bread on the table, today, not some future retirement strategy. 

As of today they are working back toward the 203k and refi of my current property.
