He does very well- very little maintenance cost on a new build, they appraise well, and you can demand a higher rent and typically get a higher quality renter and thus less wear and tear.

Truth is, in my experience, lower end properties see more frequent turn over, with longer vacancy, and much heavier wear and tear than my higher end properties.  

I have, however, had countless tears of joy and many thank you cards.
