You may want to talk to couple of companies before you sign so you can compare.

The City of Trotwood has a similar program.The other possibility they may be talking about is the Montgomery County Land Bank.In all cases, they are not "giving" anything away.

Hey guys,We have the opportunity to pick up a vacant apartment building with 10 units but after talking with many different lenders it seems that nobody is willing to finance a commercial loan on a building that is not producing income.Our plan is to purchase the property, complete a mid/high-end rehab, and begin renting out units as soon as possible.

We’re actively educating ourselves about real estate investing by reading, listening to podcasts and talking to as many people as we can.

I talked to a bank today and they are saying I would need 3 loans to purchase them and with that would come the costs of 3 loans (which I would prefer not to pay).
