Whether that is a hotel room for a couple nights, gym membership, or nothing at all, talk with tenant and communicate effectively. 

Survey - You need a surveyor on your team who can do boundary and topo survey for you.

I know the cost of the property, and have a survey, but that's it so far.

The lawyer prepared the contract, advised on negotiating what to add/remove from the contract, even did title/survey check. 

Many of our costs are fixed, such as website hosting and pro memberships to the big sites.

I have a membership at NFCU which I think does 95% ltv as well so I suppose that could work if SDFCU doesnt.

Be prepared to make very little well you hone your abilities to get contracts in, be aware you spend a lot of money starting out making signs, business cards, MLS and board membership, mailouts.
