Set to close Oct 31st, here are the details (I am sure I will leave out a lot of details but this is the basics):Purchase Price: 53.5kRehab Cost: 13.5k (paint, carpet, redone hardwoods, new cabinets, tiled bath and shower, new light fixtures, garage door, new deck, new windows etc etc...this number includes re taxes as well ) I saved some money by doing a lot of the work myself..some painting, demo work, landscaping, etc.

One thing I did not mention is our flips have thus far been cosmetic rehabs--paint, carpet, appliances, light fixtures, landscaping, etc.

Now that we are a littler larger, we do not maintain a 6-month reserve for each property as statistically we are less prone to have catastrophic vacancy or major repairs across the entire portfolio.

It is in a homeowners association so the landscaping, plowing and roof shoveling as well as water and septic are included in the 135/mo fee.

Hardy  with some rock  slab granite 10k cabinet pac's builder grade stainless upgraded flooring  nice paint and other touch's  front landscaping no fence etc.. depends of course on quality of finish's and other factors hill side or not...And it include my GC fee..
