Something like that where you are paying a la cart fees that are applied at close under the buyer-broker agreement and commission agreement.Its going to be fun to figure out this year and next, I’m building basically a subscription based brokerage right now anyways where they sign up for the “plan” that suits them which will require the mandated buyer-broker agreement and commission schedule.

if you're looking at 1-4 unit properties, don't kill yourself trying to create an LLC just yet. find your lender first then see if they'll require you to close in an LLC or not. single-member LLCs do not provide as much legal protection as we would like to think, so if that's your reasoning for wanting to create one right off the bat, that's just something to consider. as far as a business license, AFTER you close on the property, call the town hall and ask if they want you to have one there bc you're collecting rent there. if you're using a PM company, they will probably say no. :)

I'm trying to decide between renting the basement as a long term rental (and figure out something with the yard and utilities), do a short term rental like Airbnb or Furnished finders and give upstairs a utility credit, or leave it up to the current tenants to sublet it on Airbnb or find another roommate (so I don't get calls about tenant disputes since they will have chosen them).
