That being said, it might cost you a little more than subbing each trade out but you're likely to make up for that cost on the sale and the time you save by working within established relationships.If there are any major issues with the project you're looking to take on you'll want to take pictures if you can so you can send them in advance so any contractors can bring the necessary tools to assess the scope of work.Take a quick look at the materials you're going to need for the site either on Home Depot or Lowes or something similar so that you know roughly what the cost of materials is going to be.

I don't have the links to back it up, but I remember reading that a multi family doesn't count as an owner occupied resident that you can STR.

There is no recorded lien, but that debt is attached to the title of the property and its based on not the sale price but assessed value (because of the passage of time since the death of the owner) and also based on WHO inherited.So, you buy a property at tax sale for $50k thinking you got a nice deal, BUT the heir to the property was a nephew and the assessed value is $200k.

Keep in mind, if the subdivision is not by-right and your investment group wants to seek a variance, you are able to do so as the equitable owner meaning you don't have to purchase the property before submitting your zoning application, receiving your refusal and appealing to the ZBA.

Most jurisdictions require a GC if you're not the owner, and on a new build you'll need someone to be there for inspections, etc. which if you're flipping without a permit you probably haven't encountered that.

Two nights had been pretty good, but I agree withy Andrew-people taking up all the weekends and all that is left is weekdaysHmm, perhaps you can generate direct bookings through your site and offer two nights as a perk for those who book directly but keep a stricter policy through the OTAs.
