We are now in the process of screening potential tenants and welcome any guidance on what to look for regarding red flags. 

The two background screening services I've used only show convictions, not arrests, because of the presumption of innocence until an actual conviction.Have you actually seen a background check where this has showed up?

etcin all states that i know of, an entity doesn't need a licensed pm/re professional to manage its own properties.conversely, many if not most property managers not only provide pm services to other commercial landlords, but have their own owned portfolio and employees who build/rehab properties, and others who screen/service tenants, and others who do both. sounds like u want to do/focus on the latter (after the 'but')

I so often hear at REIA's and other investment meetings how PM's don't do good tenant screening and how the properties are left a mess.

I screen out cash-savings buyers, from folks hoping to borrow enuf cash last-minute *after* their offer's accepted, by requiring VODs (ie, actual statements as opposed to 'proof fo funds' letters/printouts) which show 30 days of recent activity which led up to the total $ in their account, whatever it is.I'd be interested in what sort of loan you end up getting to 'refinance' (pay off) the LOC borrowed to purchase the property; would the lender pay off the LOC for you or would they actually give you 'cash out' of your equity?

It sounds like a combination of poor tenant screening/training and a bad attitude with code enforcement.  

I will consider responsible and carefully screened students as well.
