I've been researching about notes...can you explain how exactly this transaction takes place??

Of all of the occupations I have tried, researched, pondered, and read about over the years, there is none which compares to mine.

I recently did a little research on the House Buyers that started out in San Antonio, TX, years ago.

I did a bit of research on the house and the owner has owned this house for less than a year.

I researched the registry of deeds and found that a woman who owns the property lives at the other end of the state.

when you find an investor that wants to contract you to find them properties that you have research how do you form the contract agreement with them. meaning do you have a website where they can sign an online agreement or do simply mail them the contract and wait for them to sign it and send it back. and if you do do you include the property's address in the contract that you want to assign to them (if you have one already) thus giving no reason to sign with you now that you reveal the property.reason why i ask is because i have come across many different forms of agreements and just want to get an idea of which is the best form to take.thanks guys

my fear about re investing has to be that i might invest in a "lemon" and what ever exit strategy i have wont work. or if i buy into a rental income property i will encounter a hidden expense that i could not have foreseen no matter how much i analyze.but my latest fear is that i am finding the good deals but because i have allowed my credit history to slip i wont find funding for them in a timely manner.i know the deals i have been researching will make money for me even if i get a higher interest rate. i have even thought of assigning these deals to other investors for a fee (bird dogging) but i am still trying to build a list of serious investors who will act and are not just talk.

I'm a 45 y/o female, research professional in my "other life" and have just started doing a notes course.

I have done a lot of research and have read everything I can get my hands on, but there are several questions that remain in my mind.

Profit: $140,000 (my share = $42,000)When it's all said and done, I will research the property and provide some solid information.
