Hi Joshua,  I think the best thing you can do is to have the electrician provide a cost to update the electrical and make it safe. 

Because they buy like wholesalers but actually have cash and can close quickly, yes I think they will take business from wholesalers.I'm glad to see that motivated sellers have another option.
