This got me thinking and I did some math and found if I was a good landlord and kept my vacancies low then the return on the cash I had invested would way outperform any return I have ever made in stocks and IRA etc.

Much lower than house 1.However The problem with this math is that there is a good chance that 10 years form now that that house 1 in the rust belt is only worth 50k... or possibly 55k.
