Before doing the title work, I would send my photographer out to take ex-tear your pictures of each property and adjacent neighborhood.

I would 1st look at the big picture of areas you are thinking about investing in.

These days with Subject To, I just have them text me a picture of the kitchen, bathroom and roof so I can figure out if I'm interested enough to talk further.

You can take pictures of receipts (before they are lost) and upload into QB for permanent retention.
