I like that it is all in person.

I personally don't know much about it but I'm seeing a lot more of this happening in SD and have met with some owners who have been successfully doing this in Serra Mesa and other areas of SD. 

Please include:When and how is rent to be paidWhen and how are utilities going to be paid (if any)When and how is the cleaning going to be (if shared or provided)What are the costs associated with damages / breaking stuff / calling a technicianWhat are the costs of breaking the lease, finding a replacement if you are doing short term leases on the roomsIf they lost their keys or check bounces what is the charge for it, how the cleaning of the common areas is going to work, and enforcing quiet hours.

Once you've figured out if this is the business for you, plenty of paid options out there. 

What stops the person with 51% ownership from…Hiring their spouse to manage the property @ 50% commissionHiring relatives for cleaning/maintenance at inflated prices.Blocking out holidays for their use. etc etc.

I use it like others use a personal website.

Personally I like Facebook marketplace but I get about 85% flakes who either just aren’t qualified or end up no-showing to the showings.

I personally like to use attraction or content marketing; better use of my time, less rejection (which takes a psychological toll on you) and higher quality leads.

Make sure you have personally spoken with the tenant, maybe since you are new owner they don't know where or who to pay or paid the previous owner.
