Live in properties that will make good rentals when you PCS, multi-family if you can find it.

I'm sorry if this is a stupid question, but I'm just really starting to research this stuff and some things don't make sense to me...Ok, I've read in several places that multi family units are what many aim to buy.

Is there any thoughts or suggestions on how I can get another multi family before another year passes?

@Andrew Assman good luck on your hunt, I have looked at every  MLS Multi Family deal that has come on the market and the numbers just haven't worked based on any of the rules and just manually calculating via my own spreadsheets etc to get a return. 

My client is interested in buying multi-and living in one side.

If buying a commercial investment (Multi-family 5+ units or retail, industrial, etc.) you may need both Commercial Property insurance & General Liability insurance. 

People seem to be paying good numbers for small multi family so i would tend to push it up a little bit.

My current focus is Pinellas county multis four-family or less and looking to keep rents in the $900-$1500 range.

I know I wasn't sure which way I wanted to go when I got on here at BP and after listening to so many podcasts, reading article, I just knew Multi-family investing was my 'thing'.
