Alternatively it could mean there are neighborhood fundamentals that were late to be identified or recently created that lead to an emerging neighborhood. 

The downstairs tenants are a young couple, one works about 30 minutes away and the other goes to school as an engineer.

I'm also curious about whether I should start an LLC from the beginning.

I know this is an old post, but I am in a similar situation as @Omar Guitierrez, and need financing as well.  

We currently use an insurance broker that covers while in rehab and then adds loss of rents later once applicable, but communication is difficult when there is a broker involved.

SHE DOES NOT OWN THE LAND AND PAYS LOT RENT, It is in an HOA, she needs a 1000 down, owes 50k on the mortgage.
