Hey BP community,I have been listening to the real estate and money podcast for the past year.

I just finished Brandon Turner's "Rental Property Investing" book and just started Scott Trench's "Set For Life" and listened to over 100 hours of podcasts.

I’m starting my Real Estate Investment journey and I’m currently educating myself by reading books and forums, watching webinars, listening to podcasts, and attending Real Estate investor meetups. 

I have been around real estate all my life, even worked as a realtor and did a few flips with my dad back in the early 80s, but never pursued it seriously.From what I've studied, listened to etc, I second Micha's suggestion of starting with a single family rental or very small multi-family.

Listen.  

Listen to the BP podcasts and networking with local REIA groups would be my advice to figure that out.People like wholesaling because there is little to no cost associated with it.

We teach and train our staff on how to listen empathically and seek to understand the client’s perspective before responding.

I am NOT a professional in this space yet, and I don't play on on TV, but I have listened to about 50 podcasts on this subject and I hear that a well-run MHP with all lot rentals on public utilities should run in the 30 - 40% expense range.
