My smaller units always rent faster than my larger units.  

It sort of seems too good to be true. 

If you refinance with the intent of getting cash out, you'll likely end up with a larger mortgage payment, making it even tighter on cash flow (its already very tight at $150/mo. gross).

From my recent research, evaluating a larger multi is similar, except the amounts needed for down payment and other costs can be increased.

@Samir ShahaniIn addition to what @Neil Goradia mentioned about nicer finishes in the more expensive homes, the higher priced homes tend to be larger so there is more square footage to maintain.

As a police officer, shouldnt you have some sort of training in conflict resolution?

if the owner is paying the utilities , go count the meters and verfy that the buildings are legal 9 families, there should also a public landing meter for each building for the hallways and out door lighting . i dont know what state your in but also make sure the tenants aren't on some sort of programs where the landlord is required pay the utilities to have the tenants .

Triplex or larger is key because then your other units pay your entire mortgage and you’re living rent free.
