Buy a larger house than you need with an inlaw suite, then rent out said inlaw suite to Airbnb type short term rental guests.Safety boils down to screening your tenants well.

One of my houses has 4 bedrooms but we only use 2 as sleeping rooms so as to discourage the larger party groups (we made the others a yoga room and an office).

The reason that is currently the condition is due to multiple offers and the listing agent/seller being concerned about the appraisal coming in lower than purchase price, which is mitigated by seller asking for no appraisal contingencies and larger amounts of money in the bank.
