I plan to offer varying fee packages to the salespersons allowing each individual to pick the one that best matches their expected activity level.

I know if I were selling my house I would want to see an official contract as in, computer generated.

So I guess that my plan is to put bids on properties as if I'm going to hold them to the river (i.e. make sure that they're positive cash flow after paying everybody that needs paying / generate sufficient IRRs), but to the extent that I can, I'd like to flip them for a quick profit.

And yes, I am proud of the companies and individuals that I have association with.

In my experience they have 1 manager who is a truly knowledgeable individual and he disseminates maybe 5% of his knowledge to the high school kids who work there because he hates his job and hates all the n00bs that work there.With that said, there are occasionally a few good people that work there, but they never stay long because they realize what I just said is all to true and can make more money helping their friends and family on an as needed basis.

With that kind of cash you could easily afford to buy into a REIT, or some other profit generating real estate investment, however with that said there is some risk there, you may loose that money.

On the Do Not Call List, I think we're okay b/c these are all in response to "for rent" ads, so these individuals are already soliciting calls to rent their property.Dan
