@Judy Schutz it seems you created a practically anonymous BP profile just for this post, in a forum where there also happens to be the highest ratio of people who will utilize the service you not only loathe, but also do not fully understand.As a broker who does both full-service and flat fee, I'll offer my two cents to help you understand the difference.Maybe your MLS is different, but in Ohio, the seller is allowed to waive some fiduciary duties, but not all, for what is known as a limited service listing. 

The only way I have been able to receive a sufficient answer on the impact of these certificates is to scout out profiles on LinkedIn of people who have the certificate from the school you are seeking and what other background they have and what jobs they have. 

You'll have to guess where I am as to experience, current savings, income level and my interests, (and pretend I have no profile pic and this is my 2nd post) but tell me how to get to $10k per month while in my jammies if the White House isn't the answer.

Based mainly on things I thought I heard somewhere (not the best source), I was under the impression that San Diego was a bit more affordable and is on the upswing.

My impression was the same as you, however my thought was that I might be willing to settle for the lower return than doing everything myself, considering the people who did the work had to get paid as well.Sorry not much input just wanted to say thanks :)
