Syndication may sound like it holds the answers, but raising funds takes more than a smile and a good deal and brings with it other concerns you don't have now.

As for your intended dig about me not leaving my day job (which did make me crack a smile), I am cool with keeping my day job for now :) It gives me the excess income to invest in RE.
