Over the Last 2 years I have become increasingly interested in the opportunities that real estate can provide for me to get out of the corporate rat race and doing something more freeing. 

Donnie, instead of reading forum posts that are scattered all over the place, you should try to find a book that explains the basics of real estate investing like how it works, why it's better than other forms of investing, how to fund it, how to manage it, etc.

Being out of state and having a W-2 job that demands 90-110 hrs/wk, it is not feasible for me to give the attention needed to the brrr method. 

I also have a property management LLC that I formed.  

I deeply appreciate any feedback as this totally new for me - I’m just trying to quick build something to scape the rental trap I’m in .

Dear fellow investors,I am in the process of deciding whether to get into a big (at least big for me) deal within the next month or 2.

I don't have the 20% to put down that my broker needs, so trying to figure out if there's a better way to structure this to make it work for me and the seller.  

The reason for me wanting to do REI is to be able to achieve financial freedom and do what I truly want with my life. 

I found that , yes, I saved on taxes, but that maybe without the time pressure of those 45 days, I could have sat back and maybe found an awesome deal (instead of just a good one) , that would have ultimately created more profit for me than what I have saved on taxes. 

Ok, I know this deal is tiny but it was a victory for me nonetheless.
