The lease provides predictability to the tenant and predictable tenancy to the landlord. 

The property is in worse shape than I predicted but there is a lot of value add opportunities available. 2 of the 4 homes seem to be liveable but the other 2 will most likely have to be demolished.

Where do you predict a lot of growth in the coming years, especially areas that are more working class now?

Thank you all for the responses.I can see both sides of this issue: On one hand, Baltimore's crime, taxes, and poor schools make it a risky investment, but on the other hand, I don't think it's possible to accurately predict what the market will do in 5, 10, or 20 years.Plus, like many people have said, Baltimore's real estate market varies from block to block.

It's near impossible to predict the market in the short term.

@Anthony Dooley I guess by underwrite I meant somehow try to predict what the end constructed property would cashflow as a way to know what price to negotiate for.

Lynchburg is not really a "vacation destination" but it is a college town (there are several) and our Alma Mater has recently advanced to FBS level in football so we expected an increase in visitors to the area especially during football season.

So while home warranties seem like a great solution, I predict they will leave you very frustrated in the end.
