Hello all,I am in process of making an offer on a SFH in Northern New Jersey but am struggling finalizing the offer.I want to offer 90% of appraised value with the seller holding a 30 year 6% note for me.What are some of the reasons that you have used to convince the seller to agree to finance the deal?

However, I am in the Military and with several deployments taking priority, I was unable to really start the process to begin investing in real estate.I am currently in the process of moving out to Albuquerque, NM and I am finally ready to seriously look into purchasing a property. 

I had a hell of a time finding a good agent, blew through 3 or 4 and finally found an awesome duo that work hard and are straight shooters. 

That particular deal ended up falling through anyway, but my concern is that this will continue to happen and I will end up killing many leads when I politely decline advances before a deal is finalized.

It was impossible to book the time and has caused grief.

Finally it is important to remember that your tenant does not have to agree to the increase so make sure when you sign the contract (which requires a 1 year lease) that there is an amendment in place that if the tenant will not agree, or if the increase is denied, that the lease reverts back to a month to month lease.
