You should do some searching around before posting a very basic question like this as it's been asked millions of times!

We decided to work for another 5 years (regardless if we hit 5 million in 3 years (we will still work unti the 5th year) we plan on hitting $290k plus the 6 rental properties at 1.9% cash flow percentage (1% Rule) that we just rectified so I’m Interested in how this goes.  

I recently saw a deal where seller sold a property for 5.1 million. 

Assuming the rents cover your expenses, in 30 years when you’re in your 50s and the mortgage is paid off, and you’ve done the smart thing by raising the rents over the years, you will be sitting on a multi-million-dollar asset that cash flows thousands of dollars per month at the cost of a measly $10k or $20k or so out-of-pocket when you were 20-something.

My break in I had to face was in a million dollar house town on 1 acre lots.

And I could probably think of a million more questions… but I will stop there for now.

But under the Mortgage Forgiveness Debt Relief Act of 2007, enacted Dec. 20, taxpayers may exclude debt forgiven on their principal residence if the balance of their loan was $2 million or less.

I have never understood how seemingly rational people can expect to extract intrinsic value out of these products when you have to be smarter than TENS OF THOUSANDS OR MILLIONS of other people to do so.

They will infiltrate and already incompetent property manager base to further screw up hundreds of thousands (if not millions) of rental properties.
