Hey Deren,I've been fearful of rural MHP's as well, but if there's good employment around the small town (within 30 minute drive) and/or there's a larger metropolitan with 30-45 minute drive you will be ok.  

I appreciate your feedback, my fear is they would step up soon as the new restrictions are in effect and crack down on any STR/MTR.

Personally, in the Atlanta market, I have yet to see any slow down in buyer demand even with the fear of interest rates on the rise.

However, recently when I was beginning to finally start I came across an unexpected problem.In my country(the Netherlands) there seems to be some sort of a rule in which real estate beginners can't 'just' get a loan quickly because lenders fear that the borrower wont pay back because of lack of experience.

Can you imagine, I wouldn't be able to enter the property for fear of an attack and the existing fence would not contain this giant.

I know this story sounds crazy but it is true, but the worse part about the whole thing is that my father removed himself and my mother to put my uncle on the title (out of fear) and did so without letting anyone know.
