All tenants are on Auto-Pay and even though we paid a premium compared to previous deals, this property is in an appreciating area and is by far my favorite property we currently own.

I am going to turn it to gaming parlor and using the slot revenues to generate revenues to achieve the other options I wanted to do in the building.

We got 7 applications in one day, and picked our favorite based on each tenant's merits (income, job stability, background check, number of people in the house, number of wage earners, number of small children, pets, etc).  

Either to "free up slots" or take on new loans, private or commercial lending are viable options.
