This in addition to minimizing risk for a client by not having single points of failure also helps in assembling a menu of best of breed providers across the spectrum. 

Here are some that I'm aware of:- Galvanized pipes - typically 40-50 useful life, could rust from the inside out, could get eventual pipe failure- Zinsco or Fed Pacific electric panels w/ aluminum wiring that could be a major fire hazard- Wiring in general (e.g. knob and tube)- Asbestos in the walls- Lead paint- Heating system - boiler?

I have had advice they should be two separate contracts, so failure on one contract does not invalidate the other.

The weight of the contents most likely had much to do with the failure, as it appeared the integrity of the box was compromised by the base pulling out of the groove in the frame and distorting due to weight.
