It’s probably a B class property in a quiet area near a state park in a good school district.

I would love to single out some specific areas or districts that are most viable instead of searching by business type before starting to cold call/visit potential partners.Any other advice would be appreciated! 

One I have had specific success with is in the RS-3 District, where there is an exemption which would permit you to construct a 2-Unit building instead of a Single Family Residence if you have a lot area of at least 3,000 sq.ft. and if you can prove that 60% or more lots fronting on the same side of the street between the two nearest intersecting streets have been lawfully improved with buildings containing more than one dwelling unit.

I'm more curious if this law makes it harder for the district to ask for increased taxes on transfers.

Track jobs markets and school district scores they will tell you which communities are healthy and growing.

@Darius Ogloza - 43615 is very solid, I would put it a step above 43612 and on par with Washington Local school district rentals (this district crosses many zip codes).I manage for owners in this zip code very well, I simply find that the prices are high enough that I personally don't buy there...maybe the next recession!
