After you settle, introduce yourself to the tenants as the property manager and explain that the new owner requires all tenants to fill out an application and sign your lease.

So it took an hour to thoroughly explain my processes and it's paid off since.

I like the assignment route and my sellers never asked one question when I showed up with the contract naming my LLC and/or assigns as buyer, a couple of weeks before the close I met with them and explained how the assignment worked that the numbers did not change and they never questioned it, closed on time with out a hitch.
