I used to live in Phoenix area for a long time, and now I am in Seattle :)I belong to the REIAWA (Real Estate Investors Association of Washington State), and am certain that there are some people that you could definitely meet and possibly do some future endeavors.

I really want to buy slightly distressed or mismanaged properties and attempt to turn the business around like I do my single family homes. 

Seems like your tenant attempted to pull the wool over your eyes.

If you're going to buy and hold the property I would still attempt to do a line of credit and then once the property is rented, refi the rental property to pay off your HELOC on your personal home.
