If you let someone's dog out by mistake and they get his by the morning garbage truck, an LLC won't protect you from suit.The LLC protects you from creditors when the LLC can no longer pay its bills.

@Anthony Lynch from one Californian to another- you're late to the party in KCMO, IMO. i'm gonna get blasted by the big dogs out there for saying this :(Major markets have been attacked by OOS investors, most of them from CA (i've pulled the data, it's ridiculous how disproportionate it is), and competition in those markets has driven up prices for good rental product.

Some real life examples from people I know ...burning a garage down to the ground, in a multi-family one guy robbing the other tenants/building/handymen, one guy getting arrested cause he was kicking his girlfriend in the face in the common area of an apartment building, squatters, drugs, stealing copper and electrical first time the house is vacant, not paying rent, evictions, homeless people sleeping in the lobby, smearing poop all over the house when they got evicted, flea infestation, sneaking bad aggressive dogs in...could go on but you get the picture.

I am not sure if that is an excellent sign or an indication of an exceptionally well-run PR group (most even semi-negative mentions, including ones on BP are usually retracted, sometimes mentioning they were contacted and educated about changes or new info, etc.I do not have a dog in this fight, and I am interested in actual real, unaffiliated, unsponsored, unfiltered information.

They can work really well sometimes but other times they won't, particularly on cat urine in the subfloor.I also recommend you wash all the walls with an odor neutralizer, particularly down low where a cat or dog may have sprayed on the walls or baseboards.
