While I don't think it would be the best way of deploying your first $60K of RE investment capital, you could feasibly see a double digit total ROI (and possibly ROE) over a five-year period even with negative cash flow should the area appreciate at 3-4% annually.To @Chris Hopper's point though, this is usually a much better play for those that have 7 to 8-figure rental portfolios with a number of properties that can offset the negative cash flow of the example you've given.

Market value and sales trend in NY are also something to consider are the units being sold based on reasonable comps arms length transaction or are there an excessive amount of cash sales with no appraisal/contingencies.

I’m a small time investor in the Midwest (currently own 12 units) looking for a feedback on a potential deal.Key Numbers:Total Units - 4Purchase Price - $220,000Monthly Rental Income - $2200 ($550 for each unit buy my market analysis is closer to $600)Mortgage - 15% down at 4.0% (5 Year ARM)Projected Monthly Cash Flow (factoring in the increase in rent to $600) - $600Cash on Cash ROI - 20%It seems like a no brainer but it would likely make it the highest purchase in the area (with other similar 4plexes), with $210K being the next closest comp.

(Not saying it's super advance stuff or anything like that), but having a better understanding of technology than most ppl (programming, automation, machine learning, digital marketing) can not only help you with the data that'll give you an unfair advantage, maybe even help find leads (and sell that data), but is applicable in so many different aspects of modern day life.
