Well what you are definitely wanting then is as passive of income as possible, and turnkeys can definitely fit into that category.

I would like to repurpose the property away from lodging operations which is not a consistent revenue generating proposition and into a long term land-lease agreement from any industry sector company who will use the building/land to fit their needs?  

You want a retro-fit window - - the frame is left in tact and the exterior/interior walls are undisturbed.

I want the biggest bang for my buck, and while I recognize that there is no "one size fits all" method for wholesaling, the quotes I am getting from PostCardMania and other yellow letter companies are adding up to roughly $6K for 6 months (this includes printing, variable info, postage, and mailing).  

If it is a guru type guy, will he not just put you into a one-size-fits-all program and send you out to sea?

Not only that, when we said we really are looking for someone to be our go-to CFO he knew what we meant and when I asked for it he also recommended a great Portfolio Manager and Tax/Estate Planning Lawyer to figure out how all this *REI stuff* fits into a Will/Kids should anything unexpected happen!
